Speaking as a landlord, there's always two sides to the story.
Of course, the landlord has the right to decide what sort of tenant
he wants, regardless of price. It could be something as simple
as smokers versus non-smokers, or some other quality of tenant.

As for the whole hell-in-a-handbasket scenario, money is one way
of expressing value. If more people want a quick oil-change or
white-collar office space, and give those businesses more money
so they can pay the doubled rent, so be it.
